What Upper Valley and Lake Sunapee Customers Should Know

This corner of New Hampshire has a moving calendar driven by institutions rather than by weather. Dartmouth College, the Geisel School of Medicine and Dartmouth Hitchcock Medical Center between them relocate a large number of households every summer, and the Upper Valley housing market is tight enough that many of those moves do not line up neatly end to end.

The June and July crunch

Faculty appointments, medical residencies and fellowships mostly turn over between mid-June and the end of July. That concentrates an enormous amount of moving activity into six weeks across Hanover, Lebanon, West Lebanon, Enfield and Etna. If your move falls in that window, book early. It is the single busiest stretch of the year in this region and the flexible dates go first.

When the sale and the purchase do not line up

The most common Upper Valley storage problem is not a lack of space. It is a gap of two weeks to three months between closing on one house and taking possession of another, because inventory around Hanover and Lebanon is thin and sellers rarely get to choose their timing. Lake Sunapee and the seasonal properties

West and south of the Upper Valley the pattern flips to seasonal. Camps and second homes around Sunapee, New London, Newbury and Georges Mills follow the same opening-up and closing-up rhythm as the Lakes Region: contents out in the spring for a renovation, deck furniture and water toys in before the freeze. The practical windows are May and October, and dirt-road properties are subject to the same mud-season weight limits as the rest of the region from roughly mid-March through April.
